Affordability Criteria
To qualify for a property, your combined household income should be at least three times the monthly rent. This ensures affordability and smooth rental payments. Example Calculation: Monthly Rent (£700) x 30 = Required Income (£21,000). Check if you meet the criteria with our Affordability/Deposit Calculator below:

Renting Requirements
Before booking a viewing or securing a property, ensure you meet the following criteria:
- Employment – Full-time employment or self-employed for over a year.
- Affordability – Income meeting our affordability calculation (30x the monthly rent).
- Credit History – No adverse credit history in the last six years.
- Age – All applicants must be 18 or older.

Application Essentials
Once you’ve found a property, complete your Tenant Application online or on paper. We’ll also need the following:
- Proof of Identity – Provide a passport, driver’s license, or residency permit.
- Proof of Address – Two recent utility bills showing your current address.
- Proof of Income – Submit three recent pay slips or, if self-employed, a balance sheet from your accountant.
- Right to Rent – A tenant must prove their right to rent in the UK.

Referencing Process
Each tenant (age 18+) undergoes a referencing check through our partner, Lettings Hub Direct, to confirm eligibility and affordability. This process includes:
- Credit Assessment – Ensuring financial reliability.
- Employment Verification – Confirming steady income.
- Proof of Residence – Validating your current address.

Damage Deposit
A damage deposit is required at the start of your tenancy to protect against potential damages beyond normal wear and tear. This deposit is registered with the Tenancy Deposit Scheme (TDS) for your peace of mind and is fully refundable, pending inspection at the end of your tenancy.

Moving In
To make your move-in day hassle-free:
- Office Visit – Stop by our office with original photo ID.
- Sign for Keys – Meet our team, review tenancy details, and collect your keys.
- Set Up Payments – Establish a standing order for rent.
- Initial Payments – Pay the first month’s rent and damage deposit in advance.

Tenant Responsibilities
As a tenant, you play a vital role in maintaining the property’s condition. You’re responsible for:
- Utility Bills – Covering gas, water, electricity, phone, and council tax.
- Regular Inspections – Property visits occur every 16 weeks to check on the property’s condition and address any concerns.
- Reporting Repairs – Notify us promptly of any repair needs to keep your home safe and functional.

Maintenance & Repairs

Lost Key/Device Policy
If you lose any keys or security devices, you’ll be responsible for replacement costs. Should lock changes be required, locksmith and new lock fees will apply, and additional time costs (£15/hour) may incur if extra work is needed.

Ending Your Tenancy
To end your tenancy, a two-month written notice is required. Be sure to review the terms in your tenancy agreement for a smooth transition.
