Is your property ready for a new tenancy?

When preparing your property for a new tenancy it is always important to ensure the property is presented to the best standard possible and have the correct safety tests in place before a tenant moves in.

 

 

Safety is paramount which means essential to ensure that you have a valid EICR, Gas certificate and EPC completed before the property is occupied. Having these in place ensures the property is safe for a tenant to move in and that you are compliant with current legislation, we can of course help with all of these.

 

It is important to hand the property over in a good clean condition, we recommend properties are cleaned throughout to avoid disputes at the end of the tenancy. If you have the property professionally cleaned, ensure you keep all invoices as proof that the property was cleaned at the start of the tenancy.

 

Keep dates of any works carried out in your property along with invoices if possible, this is to help with inventories and also Final inspections at the end of tenancies.

 

To avoid issues at the end of a tenancy, we provide tenants with a checklist of common items that should be completed before they hand their keys back, these include cleaning, gardening and any other common recommendations for items that may be missed.
