The Importance of A First Impression, When Selling Your Property

Eager house hunters judge a property by that first photograph and will usually make a decision within the first 10 seconds as to whether to view the property or not. Over 95% of all potential viewers will enquire via an online portal, so this main picture needs to ‘hook’ that potential purchaser.

Following a survey, a staggering 35 per cent of property buyers make their decisions purely on a home’s exterior, choosing not to venture inside if they’re unimpressed or feel that there is too much work for them to undertake. The same research suggests 53 per cent admit they would buy a property that looked appealing on the outside, even if the interior needed extensive redecoration.

Predictably, an unkempt garden, overflowing wheelie bins, being in close proximity of fast food outlets, off licence or public house can also be quite off putting to potential purchasers.

A well-manicured garden, the presence of double-glazing, a neat neighbourhood and of course parking are all positive factors and therefore you should be less likely to have to negotiate in when compared to properties with some off putting factors.

If the first impression can be the difference between receiving a call to book a viewing or just another applicant ‘clicking’ onto the next property online then the investment of your time and effort will ultimately be rewarded by a steam of viable viewers and hopeful, a suitable offer.
